Emergency Lights

June 10, 2013 - By timlaight

Twickenham based electrical contractors Sky Electrical maintain many emergency lights in schools, offices and residential blocks throughout London. The installation and maintenance of a minimum level of emergency lights is a legal requirement following a Fire Risk Assessment according to The Fire Precaution (Workplace) Regulations 1997, in all places of work in the UK.

The emergency lighting falls under the British Standard 5266 and requires testing daily monthly and annually. Sadly, so many of our customers do not realise that it is essential to test the lights regularly and keep records of that testing. In the event of disaster those records protect Directors and Maintenance personnel from the long arms of “THE HSE.” The annual test has to be conducted by a service engineer. That is where Sky Electrical can help your company. For new customers we catalogue every light in your building, provide a detailed log book which is left on site and thereafter carry out any essential or preventative maintenance to all your emergency lights.

The recent introduction of LED Emergency lights has resulted in a lot less maintenance being needed in relatively new installations. However it’s quite astounding that we find some systems have never been maintained since installation. In these often too common buildings we see 100% failure rates. The most shocking we have found was a Public Swimming Pool that had not been tested since the emergency light installation 15 years ago.

That same emergency light installation did not have anywhere near enough emergency lights and of those tested only one activated near the pool on mains failure. Although this is an extreme case it does flag up the lack of awareness from Responsible People inside the organisations which run and maintain these work place buildings.
